2018 Shows Strong Appreciation in the Western Poconos - 18347-18624

Both Pocono Mountain and Jim Thorpe School Districts show a substantial rise in average sales prices by 7-9%.    What may be causing this appreciation?  Perhaps it is the decline in inventory.

With interest rates holding at 4.2% to 4.875% for a 30 year loan, it is a great time to buy a home.  Purchases of a primary residences tend to be FHA financing and more often than not, include up to 6%  seller assist.  This means that the seller is giving up to 6% from their net proceeds to the buyer to help with the buyer’s closing costs.  And quite often, without the assist, a buyer can’t qualify for the loan.

The average sale price in Monroe County is $151,095, up 16% over last year.  Carbon County is $147,563 up 15.6%.  There are 3,276 residential properties for sale.  Monroe and Carbon Counties cover a wide range of both permanent housing and vacation homes throughout the Pocono Mountains.
